     * Informing residents of their obligations to the landlord

Horizon's responsibility is to maintain the value of the owner's investment by preserving and protecting the properties we manage. Our services include:

     *Maintaining reliable & competitive vendors of services
     *Authorizing & approving necessary repairs & maintenance
     *Soliciting proposals for & supervision of major expenditures 
     *Providing 24-hour emergency maintenance service

Our primary accounting responsibility is to maintain accurate records of all financial transactions, collect receivables, remit payables, and promptly disburse funds to owners. We use the most up-to-date software and computer technology in producing helpful and easy to read statements for our owners. Our services include:

     * Rent collection
     * Payment of all bills (as agreed upon by owner)
     * Payment of mortgage (if requested by owner)
     * Monthly cash-flow statements sent to owner
     * Remitting monthly cash flow to owner
     * Maintaining security deposits in accordance with state law
     * Providing owner with year-end 1099 forms & financial statements
